First-Time Buyer's Checklist for Clackamas County

By Dominique Hofmann · · 7 min read

Buying your first home in Clackamas County is exciting, and a little overwhelming. But here's the truth: with the right preparation, the process is far smoother than you'd expect.

I've helped many first-time buyers navigate this journey, and I've distilled everything into a clear, actionable checklist. Save this. Share it. And when you're ready, call me, I'll walk through every step with you.

Before You Start Looking

Check your credit score and dispute any errors. Aim for 620+ for conventional, 580+ for FHA.
Calculate your budget. A general rule: your monthly housing payment shouldn't exceed 28-31% of your gross income.
Gather financial documents: 2 years of tax returns, 2 months of bank statements, pay stubs.
Get pre-approved with a reputable local lender. This tells you what you can actually afford and makes your offer much stronger.
Decide what you can afford in the $400K to $650K range (typical for first-time buyers in Clackamas County).

Finding Your Home

Define your must-haves vs. nice-to-haves. Be honest about what you actually need.
Research Clackamas County neighborhoods, Oregon City, Canby, Happy Valley, and Gladstone are great starting points.
Tour at least 5-8 homes before making an offer. You need the comparison.
Visit your top choices at different times of day, morning, evening, and weekends tell different stories.
Ask about school districts, commute times, HOA fees, and future development plans.

Making an Offer

Work with your agent to craft a competitive offer, it's not always about the highest price.
Include a personal letter if the market is competitive. Sellers like knowing their home is going to someone who cares.
Understand contingencies: inspection, appraisal, and financing contingencies protect you.
Be prepared for counter-offers. It's a negotiation, and I'll guide you through it.

Under Contract

Schedule a professional home inspection within 7-10 days of acceptance.
Review the inspection report carefully. I'll help you decide what's worth negotiating.
Complete your loan application and provide all requested documents promptly.
Get homeowners insurance lined up, your lender will require it before closing.
Do a final walkthrough 24-48 hours before closing to make sure everything is as expected.

Closing Day

Bring a government-issued photo ID and a cashier's check or wire transfer for closing costs.
Review all documents carefully. I'll be there to answer any questions.
Get your keys, celebrate, and start making the house your home.

You've Got This

I know this checklist might look like a lot. But here's the thing: when you have the right agent guiding you, each step is manageable. You won't have to figure this out alone, I'll be there for every step, every question, and every moment of celebration.
